FAQ’s

Can I just stop and look around?

No. In order to protect the privacy of our guests, we do not allow the general public back to the treehouses.


What is your cancellation policy?

50% of your stay will be charged at the time of confirming your reservation and is non-refundable.

The remaining 50% balance will be charged 30 days prior to your arrival and is also non-refundable.

If you cancel more than 30 days prior to your arrival, the remaining balance will not be charged.

*Note that if your reservation is made less than 30 days prior to your arrival, the entire amount will be charged at time of booking.


How far in advance can I book?

Treehouses will be booked in 6 month blocks, January-June and July-December.

Reservations for January - June open up Nov 8th @ 10:00am

Reservations for July - December open up May 8th @ 10:00am


What is the minimum stay?

We require a minimum of 2 nights stay.

Check in is between 3:00-5:00 pm.

Check out is 11:00 am.


Can I bring more than 2 people?

No. Each treehouse only accommodates up to 2 people. We do not allow extra guests.


Do you allow children?

No. We are a retreat for relaxation, rejuvenation, and reconnecting. Because of this, we ask that you do not bring any children under that age of 18 years for an overnight stay. We try to maintain a mature atmosphere, conducive to a romantic, adult getaway.


Do you allow pets?

No, we do not accept pets, including dogs, We follow ADA guidelines regarding Service Animals, and Emotional Support Animals do not qualify. *You must notify us when making your reservation should you have a qualified-under-ADA-guidelines Service Animal.


Are you wheelchair accessible?

No. Due to our rustic, forest environment, we cannot accommodate wheelchair visits.


How do I get there?

San Antonio is the closest airport (90 miles) and has many culturally interesting attractions that you could include in your visit to Texas while you are here.

Utopia is located 90 miles west of San Antonio or 160 miles from Austin.

We are 20 minutes away from Lost Maples State Park, known for the spectacular show of Fall color on the Bigtooth Maples and a year round attraction for hiking, birding, fishing, and more. We are also 20 minute away from Garner State Park,  one of the most visited parks in the entire state.


How should I pack?

You will want to pack light as each treehouse is accessed by stairs.

We suggest casual clothing for indoor and outdoor.

Comfortable shoes are a good idea for climbing and walking.  River shoes are suggested if you plan to get in the river.

Bring any personal items you will need for your stay.  (The closest pharmacy is 40 miles.)


Do you provide bathroom amenities?

We provide a full assortment of bath towels as well as river towels for your outdoor use.

We provide shampoo, conditioner, soap, lotion, makeup removal cloths, and hair dryer. We also provide bath salts for the bathtubs in Chateau and Chapelle.


Do you provide breakfast?

Yes. We supply a fresh breakfast basket of scratch made goods, granola, fresh fruit, milk, and OJ.

*Please notify us in advance of any dietary restrictions that we need to know about.


Do you provide drinks?

Yes. We provide a limited amount of water, sparkling water, and assortment of coffees and teas. Feel free to bring other beverages with you.  You have a compact refrigerator and Keurig machine in your treehouse.


Do the treehouses have a refrigerator?

Yes. Each treehouse have a compact refrigerator for your use.


Can I cook in the treehouse?

No, there is no cooking or barbequing allowed on the premises.  There is also no microwave in the treehouses.


Do you have internet?

Yes. We have high speed internet in each treehouse. We no not have TV’s or radios, so please feel free to bring your small, personal electronic device.


Will my cell phone service work during my stay?

AT&T service works great out here, but not all other providers do. You can make internet calls through the WIFI in your treehouse.


Do you have charging stations for electric cars?

Yes, we have EvoCharge Level 2 EV Charger, 240 Volt. (Charges up to 8X faster than Level 1).


Can I swim in the river?

Yes. The river is clear, spring fed water and lovely for swimming. There is no lifeguard on duty at any time. We advise that you bring river shoes that can get wet. We have a few floats available for lounging as well as river towels in your treehouse.
